Development Proposal for new homes in Burtonwood
Satnam Planning Services is currently preparing an outline planning application, which will be submitted to Warrington Borough Council in Spring 2022.
The site has been brought forward for planning determination following a series of discussions with stakeholders, including planning officers at the council.
The proposal is for the development of up to 250 new family homes on a 13ha site to the south of
Burtonwood village. The proposal will contribute to delivering much-needed homes in Warrington,
where there is a recognised shortfall of affordable and general needs housing supply. The proposal
will also help people remain in or move to this part of Warrington. The site is bordered on all sides by
established hedgerows and planting; the intention is for this to be retained as far as possible.
The scheme includes significant biodiversity enhancement to the area to the south of the proposals including new ponds, habitat creation, species rich grassland and hedgerow planting. The planning application is in outline form only; this means that details such as what the new homes would look like, the layout of each property and how they would be laid out within the site and when they
would be built, are all subject to further planning determination.

The application will be supported by a detailed Transport Assessment and Travel Plan. These will
indicate that the development of 250 units to the south side of Burtonwood will build on the recent
improvements to walking/cycling lines from Jct 8 to the village edge.
Additional walking/cycling connections will be included in the scheme to deliver enhanced walk/
cycle connections to the wider Warrington area. These ensure the site is accessible by non car means
and gives access to Omega North/South, A49 west side, Gemini and town centre employment
Access to the wider area by bus is provided by stops on Gorsey Lane – an easy walk distance for services to St Helens and Warrington, these plus the walking/cycling connections support the view that the site is the most sustainable and accessible option for growth from a transport point of view in the village.
In the past three years the safety records show no significant issues along Clay Lane and it is not
considered that the local area has a trend or cluster that would impact on a scheme coming forward.
No unacceptable safety issues will arise from the scheme.
Car borne access will be via a new mini roundabout creating an additional gateway calming feature to the main urban area of the village, minimising the impact on the hedges along the site frontage.
